STUDENT HOUSING CAPTURES INVESTOR DEMAND

Investors hone in on niche products projecting strong demographic growth, relative resistance to economic downturns and attractive risk-adjusted returns, such as student housing.  Look for seasoned players including Company Removed, Company Removed and Company Removed actively looking for student housing projects to add to their portfolios, while newcomers such as Company Removed and Company Removed make their first purchases.  Student housing investment demand is up at least 30% since last year and should see more sales on distressed and core properties in the back half of this year.  Distress is key for many and will result in acute competition.  
 
There is a lot of commercial capital sitting on the sidelines for the last 12 to 18 months.  Players are eager to put cash to work, prompting many to look at student housing as a hedge against other commercial real estate product types.  This can be attributed to the fact that this niche promotes portfolio diversification because performance is influenced by factors other than the health of the overall economy, which help offset investment risks.  The quality of student housing also does not necessarily have to be the cream of the crop as the properties can still command above average rents due to demand.  The Sunbelt region is especially poised for a lot of growth and is on the radar of many.
